How many portfolios have gap nights the minimum stay blocks?

53% of the 715 audited portfolios had at least one listing with open nights between bookings that were shorter than the minimum stay, in the next 90 days. At listing level it was 23% of 4,222 listings with public calendar data. The table sorts the markets from most to least.

What is the median fee gap per listing?

The median modeled fee gap is $350 per listing per month across 4,096 audited listings, if the price was not raised for Airbnb's 15.5% host-only fee. It is a modeled estimate built from Inside Airbnb's booked-night estimates, so it is a guide to where to look, not anyone's books.

How many listings look mispriced against nearby listings?

12% of audited listings were priced above 80% of their comparables with below-median occupancy, and 14% were priced below 80% of their comparables while fuller than them. Together that is about 26% of listings where price and demand pointed in different directions.

How were these numbers made?

We ran our audit engine on public Inside Airbnb data from the September 2026 snapshot. Each listing is compared with its 30 nearest comparables, and the checks are listed on how the audit works. A blocked gap means open nights between two bookings, within the next 90 days, that are shorter than the minimum stay. The numbers are aggregated, and no host or listing is named.

What do these numbers not show?

The audited portfolios are hosts with 3 to 15 listings that ranked highest on our fit score (entire homes, revenue, rating, occupancy and business signals), so they are not a random sample of all hosts. Each market has about 60 portfolios. Calendar checks depend on the public calendar, and a blocked night may be the host's own use. Fee gaps assume the old fee was 3% and ignore whether a host already raised prices. Treat the figures as benchmarks for 3-to-15-listing portfolios, not for the whole market.

Questions hosts ask

Hosts ask the questions below most often on this topic. Each answer is complete on its own, with the figure and the condition that changes it. We last checked them on October 24, 2026.

How many portfolios did you audit?

715 portfolios of 3 to 15 listings, 4,265 listings in total, across 12 US markets, from the September 2026 Inside Airbnb snapshot.

What is a blocked gap?

Open nights between two bookings that are shorter than the listing's minimum stay, so no guest can book them. We look at the next 90 days of the public calendar.

Which market has the most blocked gaps?

Chicago, where 87% of 60 audited portfolios had at least one. Small samples, so read market differences as indications.

Are the fee gaps real money?

They are modeled estimates. Booked nights come from reviews times average stay, and the gap assumes the price was not raised from the old 3% fee. Statements make the figure exact.

Is any host named?

No. The figures are aggregated by market, and no host, listing or price is named or republished.
