Did hosts raise prices after Airbnb's 15.5% fee?
Few moved by the amount the fee calls for. Across 99,343 listings in 12 US markets, 16% showed the same nightly price in June 2026 and September 2026. Only 3% moved by about x1.148, the amount that keeps earnings flat from a 3% fee.

How we measured it
We matched the same listing in two Inside Airbnb snapshots, June 2026 and September 2026, and compared the displayed nightly price. "Same price" means a difference under 2%. "About x1.148" means a move close to the flat-earnings factor.
Limits: listings on dynamic pricing move with the season, so the same-price share undercounts hosts who never built the fee into their base price. Snapshot dates differ a little by market. Hosts on property-management software moved to the new fee in October 2025, so some unchanged prices were already adjusted before our June snapshot. These are public-data estimates, not anyone's books.
