Fee reset checklist for Airbnb and Vrbo hosts

By Yash, founder of Stayvane. Numbers checked .

Find your fee date, write down today's prices, pick one place to adjust, and apply the right multiplier to every charge: x1.148 on Airbnb from a 3% fee, x1.045 on Vrbo from 8%. Then compare channels and review in three weeks.

What are the 11 steps to reset your fees?

Reset your fees by finding your date, recording today's prices, choosing one place to adjust, applying the right multiplier to every charge, and checking the result. The eleven steps below take about an hour for a few listings and are listed in the order to do them.

  1. Find your date. Check Airbnb's notice and read which fee date applies to you.
  2. Write down today's numbers. For each listing and channel: base price, weekend price, cleaning, pet and extra-guest fees, and the minimum price.
  3. Pick the multiplier. Use the table below for your old fee.
  4. Pick one place to adjust. Your pricing tool, your property-management system, or Airbnb's tool. Never two.
  5. Apply it to every charge. Nightly rate, cleaning, pet and extra-guest fees. Not taxes.
  6. Raise the minimum price by the same multiplier, so prices cannot fall below the new break-even point.
  7. Sample the result. Check four or five dates per listing against your own math.
  8. Compare channels side by side. Vrbo's rates, fees and availability should be at least as favorable as the others.
  9. Set guardrails. A floor and a ceiling per listing, and a rule that large moves wait for your approval.
  10. Log it. One line per change with the before and after.
  11. Review in three weeks against the same weeks last year and your nearest comparables.

Which multiplier keeps your payout level?

The multiplier that keeps a host's payout level is one minus the old fee, divided by one minus the new fee. For Airbnb from 3% it is about 1.148, and for Vrbo it is about 1.045 from 8% or 1.080 from 5%. The table shows each one on a $200 night.

Channel and old feeNew feeMultiplierA $200 night becomes
Airbnb, 3% host fee15.5%x1.148$229.59
Vrbo, 8% (about, incl. processing)12%x1.045$209.09
Vrbo, 5% (software-connected)12%x1.080$215.91

Check your own old and new rates in each account first. The table assumes the published rates.

Questions hosts ask

Hosts ask the questions below most often on this topic. Each answer is complete on its own, with the figure and the condition that changes it. We last checked them on October 23, 2026.

What is a fee reset?

A fee reset is the one-time job of repricing every channel after a platform changes its host fee: new multipliers, fees and minimum prices, then a check that the channels agree.

Which multiplier do I use on Airbnb?

From the old 3% host fee, multiply by about 1.148 to keep your payout level at the 15.5% host-only fee. Apply it to the nightly rate and to cleaning, pet and extra-guest fees.

Which multiplier do I use on Vrbo?

From 8% to the new 12%, multiply by about 1.045. From 5% to 12%, multiply by about 1.080. Check your own old rate in your Vrbo account first.

Do I adjust in my pricing tool or on Airbnb?

Adjust in one place only: your pricing tool if it connects directly, your property-management system if you use one, or Airbnb's tool if you price by hand. Two places stack the markup.

How often should I recheck prices after a reset?

Review in three weeks against the same weeks last year and your nearest comparables, then weekly. A routine check catches a floor, override or fee that drifted.
