Vrbo's rate parity rule explained for hosts
Vrbo's new Host Terms, effective October 29, 2026, require your content and extras on Vrbo to be at least as complete and favorable as on other channels. In practice, do not offer a better rate, fee or availability on another booking site than on Vrbo. Read the current terms yourself, because Vrbo may soften them.
What does Vrbo's rate parity rule say?
Section 4.5.7 of Vrbo's new Host Terms requires Content and Host Ancillaries to be "at least as complete, accurate, current, detailed, and favorable" as what the host offers on other channels. Section 5.5.1 defines Content to include availability, rates, discounts, fees, taxes, cancellation policies and booking conditions (Rental Scale-Up).
Host Ancillaries are extras such as early check-in, cleaning options and parking or pet fees. The same source reports section 12.7.2, which bars a listing from being materially more complete or useful on Vrbo than elsewhere unless the law requires it or Vrbo approves in writing. It also reports that section 7.1 names rate consistency as a quality-score factor and does not define it.
When does it start?
The Host Terms and the 12% commission take effect on October 29, 2026, per Vrbo's email as reported by Rental Scale-Up. Hostaway reports that the new commission applies to bookings made from that date, not by stay date (Hostaway). Existing annual subscribers move when their subscriptions expire.
Is Vrbo dropping the parity rule?
Not confirmed. One sidebar headline on a trade site reads that Vrbo plans to drop its price-matching rule for direct sites while the 12% commission stays. The article body was not available to us, so the details are unverified. Treat the written Host Terms as the rule until Vrbo publishes a change.
How do you set rates without breaking parity?
Set each channel from the payout you want, then compare the channels before you publish. Airbnb's higher host fee means its flat-earnings price comes out higher than Vrbo's, which fits Vrbo's ask. The five steps below keep Vrbo's rate, fees and extras at least as favorable as your other channels.
- Pick the payout you want per night. Decide the net you want to keep on each listing before you touch a price.
- Gross up per channel. Divide the net by one minus each channel's fee. At 15.5% on Airbnb and 12% on Vrbo, the Airbnb price comes out higher than the Vrbo price.
- Compare the three channels side by side. The Vrbo rate, fees and availability should be equal to or better than the others.
- Check extras. Cleaning, pet and early check-in fees on Vrbo should not be higher than on your other channels.
- Repeat weekly. Pricing tools and promotions drift apart. A weekly comparison catches it before Vrbo's quality score does.
| Situation | Parity risk | Safer move |
|---|---|---|
| Airbnb raised x1.148, Vrbo untouched | Low: Vrbo is cheaper than Airbnb | Still raise Vrbo for the 12% fee |
| Vrbo raised, Airbnb discounted below it | Higher: Vrbo is now worse than Airbnb | Check the order and compare before publishing |
| Direct booking site cheaper than Vrbo | Terms may cover it | Read section 4.5.7 and ask Vrbo about direct sites |
| Different cleaning fee on Vrbo | Extras are covered by the rule | Match or lower Vrbo's fee |
What this page cannot tell you
This page is not legal advice, and it quotes the terms through a third-party summary, not through Vrbo's own page. We do not know how Vrbo will enforce the clause, what counts as materially more complete, or how rate consistency enters your quality score. Ask Vrbo, or a lawyer, if a specific price difference matters to your business.
The multiplier math for each old fee is on our Vrbo 12% guide, and the side-by-side fee table is in the Airbnb, Vrbo and Booking.com comparison.
Questions hosts ask
Hosts ask the questions below most often on this topic. Each answer is complete on its own, with the figure and the condition that changes it. We last checked them on October 23, 2026.
What is Vrbo's rate parity clause?
Section 4.5.7 of the new Host Terms requires your content and extras on Vrbo to be at least as complete, accurate, current, detailed and favorable as on other channels.
Can I list a lower price on my own website?
The written terms say content on Vrbo must be at least as favorable as elsewhere. Reports say Vrbo plans to relax this for direct sites, but that is unconfirmed. Read the current terms first.
Does parity cover cleaning and pet fees?
Yes. The terms define Host Ancillaries to include extras such as early check-in, cleaning options and parking and pet fees, and they must be at least as favorable on Vrbo.
When do the new Vrbo terms apply?
The new terms take effect on October 29, 2026. Hostaway reports that the new commission applies to bookings made from that date, not by stay date.
Is a lower Vrbo price a parity problem?
A Vrbo price lower than your other channels fits the rule as written, because it is at least as favorable. A higher Vrbo price or higher Vrbo fees is where a clash is more likely.
