The "divide by 0.845" shortcut
x1.183
$200 becomes $236.69: about 3% above the market, which costs bookings.

"Same price" means the displayed nightly price differs by less than 2% between the two snapshots. Listings on dynamic pricing move with the season, so this undercounts hosts who never built the fee into their base price. Hosts on property-management software moved to the new fee in October 2025, so some unchanged prices were already adjusted before our June snapshot. Data: Inside Airbnb, CC BY 4.0.
Vrbo's flat 12% commission from October 29
Most hosts who list on their own paid 8% before, software-connected hosts 5%. To keep Vrbo take-home flat: x1.045 from 8%, x1.080 from 5%. Copying Airbnb's x1.148 to Vrbo overprices it by about 10%. Vrbo's new host terms also ask for rate parity with other channels, so set each channel from your target net and check them together.
Airbnb and Vrbo host fee questions
- What changed on September 15, 2026?
- Airbnb is moving US hosts from a split fee (about 3% paid by the host, 14 to 16% paid by the guest) to a single 15.5% host-only fee taken out of the payout. September 15, 2026 was the final date for US hosts without property-management software; software-connected hosts moved from October 27, 2025. Bookings made before your switch keep the old fee. The fee applies to the nightly rate plus cleaning, pet and extra-guest fees, but not to taxes.
- By how much should I raise my prices to keep the same earnings?
- Multiply by 1.148 if you were on the 3% host fee: 0.97 divided by 0.845. On a $200 night that is $229.60. Apply the same factor to cleaning, pet and extra-guest fees.
- Why is dividing by 0.845 wrong?
- Dividing by 0.845 (x1.183) assumes you paid no host fee before. From 3%, it prices you about 3% above the flat-earnings point. Guests see the higher total and some book the listing next door.
- What about Vrbo?
- Vrbo puts every host on a flat 12% commission starting October 29, 2026, up from 8% for most hosts who list on their own and 5% for software-connected hosts. The flat-earnings factors are x1.045 from 8% and x1.080 from 5%. Vrbo's new host terms also ask for rates on Vrbo at least as good as on other channels.
- How many hosts have not repriced?
- We compared Inside Airbnb's June and September 2026 snapshots for 12 US markets (99,343 listings). 16% showed the same nightly price in both, which means the fee came out of the payout unless the host had already built it into the price. Hosts on property-management software moved in October 2025, so some of these may have repriced before June. Only 3% moved by the flat-earnings factor.
