Which Airbnb 15.5% fee date applies to you?

By Yash, founder of Stayvane. Numbers checked .

US hosts using property-management software moved to Airbnb's 15.5% host-only fee on October 27, 2025. US hosts without that software have a final date of September 15, 2026, and hosts who connect only a pricing tool such as PriceLabs count as non-connected. Your Airbnb notice shows your own date.

What are the Airbnb host-only fee dates?

Airbnb moved hosts in groups, not all at once. The groups and dates below come from a rollout summary by Rental Scale-Up, which reports Airbnb's July 7, 2026 announcement. Treat your own Airbnb dashboard notice as the final word.

I use PriceLabs. Which date is mine?

A host who connects a pricing tool such as PriceLabs directly to Airbnb, with no property-management system in between, is treated as non-connected. That puts the host in the final wave, with a September 15, 2026 deadline for US hosts (Rental Scale-Up). A host who runs a property-management system or channel manager moved earlier.

What if I never got a notice?

No notice yet means you have time, not an exemption. Airbnb notifies hosts by email and in the dashboard before the switch, and the one-time price adjustment tool appears ahead of your date. Once the switch happens, the host-only fee applies to new bookings, and bookings made earlier keep the old fee (Airbnb Help Center).

What should I do for each group?

The right next step depends on how your account connects to Airbnb, because the connection decides both your fee date and the place where you should change prices. Find your group in the list below, then follow the linked guide for that setup before you change any price.

  • Software-connected host, already switched: check that your Airbnb channel markup covers the nightly rate, cleaning, pet and extra-guest fees. Some systems adjust only the nightly rate.
  • Pricing tool connected directly, not switched yet: plan the change inside the pricing tool. See where to adjust prices for the Airbnb fee.
  • Airbnb-only host, not switched yet: decide whether to use Airbnb's one-time adjustment tool or do it by hand. See how to use Airbnb's price adjustment tool.
  • Switched already and did nothing: your payout per booking has already dropped. Compare your last two months of payout per booked night.

What does this page not tell you?

This page does not know which group you are in. Hosts who changed software or connections recently can sit in a different group than they expect. It also relies on a third-party summary for the rollout dates, because Airbnb's help pages describe the structure but not every group's date. If your notice shows a different date, trust the notice.

Questions hosts ask

Hosts ask the questions below most often on this topic. Each answer is complete on its own, with the figure and the condition that changes it. We last checked them on October 23, 2026.

When does Airbnb's 15.5% host-only fee start?

The fee date depends on the host. US and Canadian hosts using property-management software moved on October 27, 2025. Hosts without such software have a final date of September 15, 2026.

Do PriceLabs users switch earlier?

No. A host who connects a pricing tool directly to Airbnb, without a property-management system, counts as non-connected and falls in the final wave, which is September 15, 2026 for US hosts.

What if I switched months ago and never raised prices?

Your payout per booking dropped from about 97% to about 84.5% of the booking subtotal at the switch. Raise prices for future bookings. Reservations made before your switch keep the old fee.

Can I stay on the split fee?

No. Airbnb says the split-fee option is being phased out and that a host who moves to the single fee cannot switch back.

Where do I find my own date?

Look for Airbnb's email and the notice in your host dashboard. Airbnb sends the notice before your switch and shows its price adjustment tool ahead of your date.
