The rest of the San Diego listings moved by some other amount. Some of that is the season, since the snapshots are months apart, and some is hosts adjusting by feel. Our audit separates the two for your own listings.

How were the San Diego numbers made?
Public data from Inside Airbnb, compared listing by listing between two snapshots. "Same price" means under 2% difference. Dynamic pricing moves with the season, so the same-price share undercounts hosts who never built the fee into their base price. Hosts on property-management software moved to the new fee in October 2025, so some unchanged prices were already adjusted before our June snapshot. These are estimates from public data, not anyone's books.
