Does Airbnb collect lodging tax for hosts?
Airbnb automatically collects and remits certain taxes for hosts, depending on the listing address. It does not cover every tax everywhere, and Airbnb says hosts may need to collect and remit other taxes themselves. Automatic collection does not change the payout. Check your local government or a tax professional for what you still owe.
Does Airbnb collect occupancy tax for you?
Sometimes. Airbnb says it automatically collects and remits certain taxes on behalf of hosts who offer stays, and which taxes apply depends on the listing address. It also says hosts may need to manually collect and remit other applicable taxes on their stay price (Airbnb Help Center).
What does automatic collection change?
Automatic collection does not change your payout. You still receive the booking amount minus Airbnb's service fee, and the collected tax goes to the tax authority separately. Airbnb says hosts stay responsible for other tax obligations, and that it is not responsible for collection errors caused by a typo in your address.
| Situation | Who handles it | What the host does |
|---|---|---|
| A tax Airbnb collects and remits for your address | Airbnb | Check the tax appears on the booking and keep the records |
| A tax Airbnb does not collect for your address | The host | Collect it in the price or at booking, file and pay it to the authority |
| A state, county and city tax stack | Can be split between both | List each tax separately and note who handles which |
How do you find out what you still owe?
Find out what you still owe by comparing Airbnb's list of taxes it collects for your address with your local tax authority's list of taxes that apply. Anything on the authority's list and not on Airbnb's is yours to collect and file. The five steps below show the order.
- Open Airbnb's list for your area. Airbnb publishes where it collects and remits. Find your state, county and city, and write down what is covered.
- Check each tax authority directly. Look at your city, county and state tax pages for lodging or occupancy tax. Note the registration number, filing frequency and due date.
- Compare the two lists. Anything that is on the authority's list and not on Airbnb's is yours to collect and file.
- Repeat for Vrbo and Booking.com. Each platform has its own rules about which taxes it collects.
- Ask a local authority or a tax professional if unsure. Airbnb itself says to check with your local government or a tax professional.
As an illustration only, at a 5% lodging tax a $200 night adds $10 of tax on top of the price. Airbnb's 15.5% host fee applies to the $200 subtotal, which is $31, and not to the $10 of tax. Your real rates depend on your address.
What dates should you track?
Track three kinds of dates for each listing: the tax filing dates, the permit or registration renewal date, and any reporting that the city requires. Filing frequency varies, and a host with listings in several cities can have a different calendar for each. We keep this as a calendar for clients. The template is in our compliance calendar guide.
What this page cannot tell you
This page is general information, not tax or legal advice. We do not know which taxes apply to your address, and the list of places where Airbnb collects changes over time. Tax rules also differ by property type and by the length of the stay. Use Airbnb's own area list and your local authority as the source of truth. Airbnb's own advice is blunt: "Check with your local government or a tax professional for additional information."
Questions hosts ask
Hosts ask the questions below most often on this topic. Each answer is complete on its own, with the figure and the condition that changes it. We last checked them on October 23, 2026.
Does Airbnb pay lodging tax to the city for me?
In some places it does, for certain taxes, depending on the listing address. In others you must collect and remit yourself. Airbnb lists the covered areas in its Help Center.
Does automatic tax collection lower my payout?
No. Airbnb says automatic collection does not change the total payout. You receive the booking amount minus its service fee, and the tax is paid to the authority separately.
If Airbnb collects tax, can I skip registering with the city?
Not necessarily. Airbnb says hosts remain responsible for other tax obligations and tells them to check with their local government or a tax professional.
Is the 15.5% Airbnb fee charged on tax?
No. The host-only fee applies to the nightly rate and host-set fees such as cleaning. It does not apply to taxes Airbnb collects on the stay.
Who is responsible if my address is wrong?
You are. Airbnb says it is not responsible for tax collection errors caused by typos in the address. Check that the listing address is exact.
